2) Optimize your rates
Two different types of logistic are in your hands.
Initial increase and occupancy rates. Now, allow us to explain:
a) Initial increase
Being aware of the fact that Airbnb "smart pricing" option intentionally lower your rates to please the consumers and not yourself as a host.
We've created this "Initial increase" option so you can gain back up your pricing power.
Simply enter a value like "10" for example and from now on, all your rates will be increased by 10%. Yes, it's that simple!
b) Occupancy rates
This pricing option let you adjust your nightly rates based on your future occupancy rate projections on a 30 or 90 days timeline.
Sounds a bit complicated? Let's simplify that!
First, select the timeline to which you want the logistic to be applied.
Then, set the values in to define your own logistic, for example:
If my occupancy rate for the next 30 days is higher than 80%, increase my rates by 15%.
The same goes to the decrease but in reverse and the best part is that all of this logistic is a one-time deal!
Set it up one time, and you're ready to go forever - therefore no need to spend some ungodly amount of time doing it manually.
3) Personalization
